Owner’s representative for a hotel development group that owns and operates (3) Marriott & (2) Hilton franchised hotels. Director of construction services for all hotel renovations and new construction projects. Administered subcontract documents, pay applications, and change order reviews. Project managed commercial construction projects and directed engineering teams for new and existing construction projects. Project experience include the construction of new franchised hotel projects from $18 to $26 million and property improvement plans of interior suite and room renovations.

Provided construction management consulting services for various clients in the Pacific Northwest. Many clients included the WA State Convention Center, the Alderwood Water District, the Bethel School District, and the Muckleshoot Indian Tribe. Projects scopes included the $21 million renovation of the 800 Pike Place Convention Center space, a $10 million Highway 99 water main replacement, a $4 million renovation of the Elk Plain Elementary School, and a $15 million Keta Crisp Creek Hatchery. Duties included project management and coordination between owner, contractor, and engineering teams; administration of project financial accounting and scheduling requirements; and confirmation of design specification deliverables. Additional consulting services provided to various clients included the construction claims, forensic accounting, and construction defect assessment findings for construction disputes represented by attorneys and developer/owner solicitations.

Estimated and compiled construction bids and performed field investigations for building envelope condition assessments. Provided third party inspections, observation field reports, and repair recommendations for Home Owner Associations. Documented as built construction conditions and provided reports for construction defect litigation.

Worked with the President for pro forma submissions to lending institutions for construction and land loan acquisition funding. Issued purchase orders, subcontract agreements, and change order requests to subcontractors for defined scopes of work. Managed job cost budgets against construction loans and interest payment schedule allocation. Estimated construction budgets, administrated progress pay requests, and forecasted project construction schedules.

Supervised, coordinated, and managed HVAC design/build and plan/spec mechanical commercial construction projects. Compiled construction bid estimations, budgets, and monthly billings requests to general contractors and owners. Processed RFI’s, DCN’s, and COR’s requests from field foremen, general contractors, and architects.

Assisted account executives, engineers, and project managers in pricing of materials and equipment in proposal bid packages for both private and public prospective construction jobs. Processed requisitions from field foremen and job crews for both plan/spec & design/build (HVAC) commercial construction projects for coordination of equipment, material purchases, and deliveries.
