Reported to COO, directed all aspects of facilities operations including: site evaluation, negotiation, design and development in fourteen market diverse cities. Liaised with local governmental agencies to facilitate approvals for entitlements and permits. Executed day-to-day accountabilities in support of the firm's strategic goals including: budgeting, Operating Expense (OpEx) control, procurement, asset management, and cultivated a culture of interdepartmental collaboration. Expertise in dealing with multiple vendor and supplier networks. • Developed, managed and successfully delivered eighteen construction and remodeling projects ranging in size from 3k to 119K sq. ft. within negotiated budgets and schedules. • Leveraged Computer Aided Drawing (CAD) skills and architectural expertise to reduce the firm’s overall space requirement. Developed and implemented efficient architectural standards incorporating uniform office, workstation, and furniture configurations. • Reduced firm’s outside consulting costs by leveraging professional experience and skills acquired in mergers and acquisitions, architectural CAD design, and construction management. • Uncovered a 6.4% overage in landlord’s purported “BOMA” area measurement calculation impacting a 137K sq. ft. area. Discovered that the methodology of measurement used was inconsistent with the published BOMA standard as a result saved the firm $2.1 million in base rent and OpEx. • Designed and constructed an efficient 15K sq. ft. records storage facility, relocated contents from and successfully marketed the previous 26K sq. ft. property. • Created custom desktop and web applications in areas of security access control, video surveillance and a database driven employee location mapping system. • Utilized regulatory compliance knowledge in the successful navigation of environmental issues including managing large-scale asbestos abatement projects and addressing other OSHA related issues
