Assists in developing and implementing requirements for cost recording, cost coding, reporting, and analyzing standards, programs, and reportsDetermines scope definition requirements for a discipline or other specialty and works with Area/Functional support personnel and other sources to coordinate the production of required data to conform to the overall estimate preparation plan. Coordinates quantify estimates for trends/baseline change proposals. Conforms work sequence and activity durations per project’s execution plan for a specific discipline or specialty.Oversees new installation or modification of equipment. Selects, manages, and works with contractor/subcontractor to complete installation or modification. Prepares bid documents and analyzes proposals. Prepares or assists in preparation of construction drawings and other required documents Analyzes schematic diagrams, conceptual designs, detail designs, flow charts, PID’s and other documents Formulates project plan: estimates capital requirement, and identifies resources needed. Manages Project: controls expenditures within limitation of project budget, manages schedule, and prepares interim and complete project reports. Selects subcontractors working on various phases of the project. Through management of project superintendent, oversees performance of all subcontractors. Reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed. Makes value engineering decisions.

Construction Management;Responsible for a team of Buyer’s Technical Representatives, analyzing and compiling weekly performance cost and schedule data for senior management review.Responsibilities include cost and schedule management, preparing budgets and forecasts of estimates at completion. Execute invoice review and approval process, as acceptable for paymentWeekly meetings and schedule updates with the design team, and project management. Managing scope changes and performance of labor hours and change management.Creating and managing RFI’s, change orders, contracts, submittals, O & M manuals, meeting minutes, schedules, and subcontractors. Completing project buy-out, contracting with subcontractors and coordinate submittals.Overseeing and processing monthly pay applications from subcontractors and responsible for monthly draw request to architect and owner. Weekly progress meetings with owner and architect. Managing permits, schedules and subcontractors.Overseeing project for quality control and compliance with plans and specs. Implement Health and Safety, Environmental, and QA/QC Plans.Coordinating with various local design firms, subcontractors and trades people. Assisting in bidding and estimating upcoming and future work, including material takeoff, pricing and bid solicitation.Business Management Duties include ongoing budget reporting and job status updates for management and the client.Other duties are continual budget and estimate reviews of overall program budget, and adjustments and costs balancing of design and construction. Responsible for recovery effort of project claims totaling nearly $7-million from project delays and errors and omissions in plans.Act as a single point of contact for the contract specialist, offsite vendors, controlling agencies, and worksite employeesDirect policies, manpower requirements, work hours, training requirements, work performance, and correct all administrative issues

Review design change pricing from subcontractors for accuracy and contract complianceDetermine short-term scheduling requirements and communicate with subcontractors regarding overall scheduling needs of projectUnderstand Contractors Quality Assurance Plan for project, and enforce complianceDocument and track required testing & inspections for mechanical & electrical installationsMonitor and track commissioning of mechanical & electrical systems between owner’s agent and subcontractorsReview, log, submit, track, and distribute RFI’s from MEP subcontractors Oversee mechanical and electrical subcontractors’ drawing coordination process to ensure accuracy and timelinessAssist with tracking work orders related to mechanical & electrical work
