Marina Square contains 3,400 residential apartments, a 650,000 square foot office building, a 130 unit retail mall, a 475 room hotel, and a marina.Mr. Brubaker supervised and/or directly participated in negotiations with hospital, marina, district cooling, synthetic natural gas, and laundry operators; restructured the constitutional framework of the Reem Island strata ownership, and created strategies for the management of the master community and individual residential and commercial towers.Mr. Brubaker was tasked by Tamouh to sell, lease and market the City of Lights and the Central Business District, the second and third phases of Reem Island. City of Lights is designed around a central lagoon to comprise 33 million square feet of residential, office, retail and hotel space in 58 towers. The CBD is planned for 79 towers all built on top of an integrated parking podium, all of which would contain 37 million square feet of similar uses.

The World Trade Center Concourse, in downtown Los Angeles, is a 95,000 retail center connected by sky bridges to the Bonaventure and Marriott Hotels, the Bank of America building and the Bunker Hill Towers. The concourse was largely vacant when Mr. Brubaker was asked by owner Haseko (California), Inc. to rethink the highest and best use for it.He commissioned a study which recommended a plan centered on three full-service restaurants serving the large daytime population in the immediate vicinity. Other uses planned were a nightclub, stages for live performances and an art gallery, along with ancillary uses. He then contracted with Gensler Associates to conceptualize the new plan, resulting in the plans seen here. The day of the zoning hearing for the project, Mr. Brubaker was pictured on the front page of the Los Angeles Times Metro section in the Concourse with renderings of the proposed redevelopment. Haseko was granted the necessary Conditional Use Permit for the mall redevelopment and the nightclub.400 North Rodeo Drive was acquired by Haseko, a Japan based construction and real estate development company, to create a marketing center for their residential development projects in Los Angeles, CA. When acquired, it was a non-descript office building on Rodeo Drive in Beverly Hills. Mr. Brubaker hired and supervised Giannetti Architects to design the building exterior and marketing center, and employed an artist to create an oil painting of each of Haseko's residential projects then for sale, and these were hung on the walls in the main gallery. He hired and supervised Cal-Pac Contractors to renovate the building exterior and interior.Mr. Brubaker provided general oversight of the local developer partner for Haseko (USA), the equity and debt capital general partner for Peninsula Pointe, a prestigious 43-home community with sweeping Pacific Ocean views from every home site in Rancho Palos Verdes, a suburb of Los Angeles, CA.

As the sole General Partner of a limited partnership Mr. Brubaker was directly responsible for the redevelopment a 50,000 retail department store and parking garage two blocks east of Temple Square at 200 East South Temple in a prestigious section of downtown Salt Lake City, UT into an office building. The store was closing and the site was perfectly suitable for conversion to an office building and later redevelopment of the parking structure into a 400,000 square foot office building with underground parking. He arranged equity financing with a local life insurance company and debt financing with Aetna Life Insurance Company.Mr. Brubaker supervised William Selvage Architects for the redesign of the department store into a 50,000 square foot office building at 200 East South Temple. As the building was an International Style icon in Salt Lake City in the tradition of Mies van der Rohe, the objective was to preserve as much as possible of the exterior while accommodating the needs of an office building. Another of Mr. Brubaker’s objectives was to remove a parking garage on the property at the expiration of its lease and to replace it with two 12-story office buildings with underground parking, to be built in two phases. Mr. Brubaker engaged Skidmore, Owings & Merrill to design the additional buildings and the exterior renovation of the original project.Mr. Brubaker acted as general contractor for the reconstruction of the building into a first class office building and he was directly responsible for marketing and leasing. He fully leased the project upon completion and provided asset and property management services to the partnership for 10 years, during which period the building outperformed the downtown market in every year.

The Bank of Utah Building, a 6-story condominium office building with parking garage, is located two blocks south of Temple Square and across the street from the Salt Palace Convention Center in downtown Salt Lake City, UT. Mr. Brubaker designed the building in schematic form to consist of four levels of condominium office space above two levels of parking and a ground level lobby and financial uses. He supervised marketing and pre-sales of the project and provided budgeting and asset management consulting services for the competed project.

Mr. Brubaker was the re-developer of the historic Old French Hospital, two three-story brick buildings constructed in the mid 1800s in the French Quarter of New Orleans. The building had been vacant for decades and fallen into disrepair, with dirt floors, a mostly missing roof and decaying wood structure.The buildings were in a U configuration with a carriageway leading from the street to a protected courtyard beyond. The front elevation is graced by transomed French windows arranged in formal symmetry; the rear with a variety of dissimilar windows overlooking the courtyard. Typical of the period, decorative wrought iron columns and galleries span the street facade, while wood galleries lend the courtyard a rustic ambiance. He reproduced all exterior millwork to original models found on the site. Louis-Philippe won the prestigious Certificate of Recognition for Restoration from the New Orleans Vieux Carre Commission.Mr. Brubaker supervised marketing and sales as developer of the project and was extensively profiled in Southern Accents magazine.

Oakland City Center is a 15-block urban renewal project in downtown Oakland. The plan included five office buildings, a hotel and a regional mall with three major department stores, all directly connected to the adjacent San Francisco Bay Area Rapid Transit (BART) station at one end of the project and the freeway at the opposite end.Mr. Brubaker was assigned refinancing responsibility for the Wells Fargo Building, a 225,000 square foot building which was the first element of Oakland City Center. He raised equity capital from a private San Francisco investment group in a second round of financing for the completion of the project, recasting the existing limited partnership, of which Grubb & Ellis was sole General Partner, to allow for the admission of additional limited partners. Mr. Brubaker also provided marketing, leasing and asset management to the project.
