Architecture Design Development for custom and non-custom home living in the Orlando/Florida Area. As of July 2015, now participating in Toll Engineering Department and learning structural design concepts. While taking the approach to enroll at UCF for additional classes in study of Civil Engineering, preparing to take FE & PE Exam once courses have been meet and completed.

Project Design Developer for new residential single family dwellings. Creating schematic designs to production planning resources using the latest Auto Desktop version and Building Information Modeling (BIM). Redline corrections for most updated estimating and value engineering requirements. Meet critical deadlines while operating within a very fast-paced working environment.

Developed working drawings for new feature designs, including floor plans, elevations, roof/floor system layouts, electrical layouts, and millwork. Performed value engineering, estimation of redlines correction, and facilitation of plan error corrections/updates. Created and maintained CAD files with usage of option manager, input and deletion of x-ref components, and new layering developments. Well Experienced to fast pace production development. Applied and reviewed engineering received from outsources to current blueprints.

Communicated with engineers and resolved issues. Returned information to field with engineer approval in letter form quickly, enabling the continuing process of construction with a minimal loss of cycle time. Developed new blueprint designs, oversaw and updated previous blueprints reused throughout construction. Directed field errors from construction managers resulting to design/engineer blueprint, vendor, and trade mistakes. Gathered information and prepared complete drawing sets needed at city and county jurisdictions for permitting. Performed job site visits. Provided update blueprints for vendors and estimators in electronic/hard copy form. Resolved engineering conflict issues occurring during construction process. Estimated construction materials and costs of items used in construction of residential designs. Ensured compliance with Florida building and residential code. Assumed responsibility for resolving field errors and transferring information to engineer.  Reduced necessity for engineer visits to job sites/guided company in avoidance of site visit charges.

Scheduled home construction including, coordination of material delivery, performance of inspections, job preparation, vendor job task completion, and the direction of site cleanup. Led homeowner orientations through stages of building process and estimated job condition cost for measurements not included in project budget. Coordinated/conducted formal point of contact with customers according to established formats and facilitated prompt follow-ups on outstanding questions/issues. Planned construction activities in adherence to critical path and cycle time requirements including, trades, contractors, and designed municipal inspections.  Closed six new homeowners in one day with no open items during second year.  Facilitated weekly homeowner calls for update status and resolved field errors, managing customer service work orders. Ensured the understanding of and strict adherence to established scopes of work, schedules, plans, specifications, and quality standards. Created general construction and weather condition budgets for individual home sites.  Guaranteed accuracy of deliveries and rectified discrepancies on-site within 48 hours. Developed and implemented personal time management system to facilitate improved organization and efficiency.
