As the Corporate Property & Projects Manager, I am responsible for the efficient project management of all projects within the realm of the corporate entity, local and distant locations. It is also within my charge to manage all property, to include real estate, fleet and all other assets, to include facilities management of over 250,000 sf of office space locally, and 200,000 sf of warehouse or storage facilities. Below are just a few of the many aspects of my duties and experience in my position.• Consult the logistics division in better practices and guided in an era of integrating technology into a culture of manually operating in 21st century distribution logistics• Project Manager for all construction and/or renovation projects totaling over $6M/year• Maintain accurate listing of all assets at all locations and conduct audits nationally • Designed a cost savings return program to employees to reduce waste costs • Assist all divisions and subordinate companies in planning and executing Cap Ex and Lease budgets annually • Oversee all maintenance and repair contracts for building and grounds • Handle sales of all real property, equipment and vehicles • Conduct contract audits with vendors contracts to be sure all conditions are being met • Design and layout floor plans for all real property construction or renovations • Work closely with the Corporate Executives, Risk Management, & Safety teams

-Managed 200,000 sf distribution facility in daily support of local engine manufacturer -Strategic Planning-Supply Chain management-Transportation management-LTL, TL-Warehousing and distribution-In plant lineside stocking and parts distribution-Quality Inspections and sorting-Material handling equipment fleet management and maintenance-Managed key performance indicators such as on time delivery and order accuracy-Worked closely with customer production planners to ensure everyone on same page for scheduled production runs-Transportation shuttle runs to and from plant-Returnable/ reusable shipping containers to be resent to manufacturer-Monthly budget calls with customer to discuss expenditures for previous months

-Initiated new fixed assets program following new ownership. -Maintain up to date assets system for five domestic locations cross the US as well as sites in Mexico. -Control capital expenditure requests and ensure they are moved through the system to the correct executives for approval. -Manage daily processing of incoming bills for payment approval and processing-Conduct all bank reconciliations for 2 separate companies-Conduct all payments to taxing authorities at state and local levels-Credit card administrator-Time system administrator-Conduct cost analysis on all major purchases and capital expenditures-Procurement of assets for domestic and out of country sites-Qualify or disqualify all new vendors for service to JIT Services

We were the leading general contractor on the east coast in construction of all types of cellular tower sites. Our general rule was to complete raw land sites in 30 days and 15 days for locating a new carrier on an existing site called a co-locate. -Managed daily activities on all assigned regional sites for construction of raw land sites and co-located sites-Scheduled all crews for work to be performed and supervised work -Met with engineers to be sure concrete standards were met-Worked directly with wireless carrier construction manager to assure each project was on time, on budget and close out documents were completed and turned in for payment-Pulled permits for every project in every jurisdiction where applicable-Worked directly with local inspectors to assure sites were inspected and passed inspections and subsequently closed out to receive the Certificates of Occupancy so the site could go online as scheduled-Completed daily reports and submitted to executive staff daily to keep everyone in the loop as to the status of each ongoing project-
