• Managed all activities related to the acquisition of leased space and project management• Managed the lease portfolio, including abstracting new leases, real estate financials, amendments and renewals, preparing reports on all expirations, renewals, rent escalations and other lease events, and assisting with resolution CAM and other payment issues.• Managed lease space of 5 million SQ, and $45,000,000.00 in lease value• Coordinated lease process-locating property, creating test fits and agency specifications, negotiate lease, lease signing• Executed and created aggressive leasing strategies for new leases as well as renewal and re-negotiations. • Negotiated and renegotiated approximately 480 statewide lease contracts each year.• Negotiated lease terms that met or was lower than average market rents, met agency’s budgets that addresses items including, but not limited to rent, term, extra charges(Cam or Load Factor), and construction allowances(TI). • Completed due diligence, including property research, test fit reports, street maps, life safety plans, and send plans for State issued CO for selected sites.• Collaborated with the Landlord’s Construction team, Legal, Design team and State Fire Marshall to monitor projected development schedules.• Coordinated site visits with multi-disciplinary teams. i.e. State Agency, Landlords or Management Companies• Facilitated monthly status meetings and present site status reports.• Assisted with coordinating bid documents, obtaining bids, awarding subcontracts, for RFP’s for new space.
