Manage all transactions for a family-office owned and developed portfolio of commercial property consisting of industrial, office and retail. Developed incubator/accelerator concept targeting start-up companies in the green/clean-tech sector. Operation provided both a physical co-working space and an expanding menu of critical business services including marketing, business development and public relations through an affordable membership model. Wrote business plans, prepared all marketing materials and designed web sites. Sold memberships and provided services in return for fees and equity.

Developed and sold surfing-themed, sports and entertainment venues showcasing proprietary aquatic recreation technology called the FlowRider. Venues promoting a healthy active lifestyle through action sports included Wave House San Diego, Royal Caribbean Freedom and Genesis class ships and hundreds of locations globally. Created merchandise lines, competitive action sports tour and numerous video and print initiatives including FlowBoarding Magazine, Flowboarding Nationals and ASA National Skateboarding competition . Negotiated a 50-store national retail mall partnership with Adrenalina, showcasing a FlowRider in each store.

Appointed by the City Manager to manage all City-owned property and a department of 250 employees. Reorganized operations and created a strategic asset management plan to bring an entrepreneurial approach to public/private partnerships. Identified underperforming assets and increased annual lease revenue from under $23 million to over $55 million. Created innovative financing and development structures for new projects including a $1 billion air cargo facility on the Mexican border, Sea World, Sports Arena and hotel projects including The Lodge at Torrey Pines, The Dana, Paradise Point and The Mission Bay Hilton. Acquired sites for dozens of police, fire, library, parks, redevelopment, water, sewer, highway projects. Managed two municipal airports, a cemetery, and dozens of public facilities. Presented hundreds of transactions to the Mayor, City Council and numerous boards, commissions and committees. Created subsidy framework for dozens of non-profit social service, educational and arts organizations. Instrumental in solving pension crisis via collateralization of City-owned assets. Spearheaded initiatives to acquire thousands of acres of open space including East Fortuna Mountain and East Elliot to add significant acreage to Mission Trails Park. Pursued policy initiative to dedicate parks and open space in perpetuity, designated but not protected in the City’s General Plan.

Provided legal advice and transactional support to City departments, Mayor and City Council. Practice focused on land use, real property, and finance. Prepared and tried civil litigation and criminal prosecution cases including bench and jury trials. Researched and drafted resolutions, ordinances, Memoranda of Law, and Reports to the Mayor and City Council. Drafted state legislation and presented testimony to legislative committees in Sacramento regarding vacant property seizures and Brownfields redevelopment. Worked closely with Parks and Recreation , Real Estate Assets, Development Services, Planning and Code Enforcement Departments.

Researched, wrote and published an interpretive guide to the flora, fauna and stewardship history of Eastern Long Island. Designed access protocol and created hikes throughout The Nature Conservancy’s 25 preserves in the area. Complete with maps, photos and original artwork, the book has been used for over 20 years as a fundraising incentive and public relations tool and had been reprinted many times. Led interpretive hikes through preserves and ensured trails were accessible and well marked. Was responsible for preserving and protecting rare perched aquifer “kettle ponds” that exist only in Eastern Long Island on Andy Warhol’s former estate.

Sold print advertising for Better Homes and Gardens Magazine and other consumer publications. Become top salesman within nine months, with a territory spanning from Maine to Florida. Developed new marketing strategies using pioneering demographic analysis. Pitched advertising campaigns to a wide variety of clients from Fortune 500 companies to small family businesses. Launched the start-up of a number of very successful specialty DIY magazines and products under the Better Homes and Gardens flag. Helped pioneer cutting-edge demographic research.
