Multi-residential Property Management business with 5,200 apartments in Ontario, Quebec, and Alberta, Canada - Reporting to the President/Senior Vice President (CFO). Responsible for execution of internal and external business development strategies with full oversight responsibility for the business unit. Responsible for strategic direction, resident and employee relations, marketing and leasing, financial control and reporting, risk management and compliance, general operations management, suite renovations turnover, and capital project management. As part of the business start-up team, collaberated on brand development, and oversaw execution of the business plan at every level from corporate launch to management of twenty-four Canada Life, London Life and Great West Life real property fund multi-residential communities under the Vertica Resident Services brand.

Urban development and management corporation - Reporting to the President. Responsible for execution of internal and external business development strategies. Worked directly with members of the Executive management team to assist with execution of business plans and align department goals.Residential rental portfolio, including 2,400 apartments, a 1,200 member fitness centre, and retail/commercial outlets - Reporting to the Vice President, Operations. Responsible for strategic direction, resident and employee relations, marketing and leasing, revenue/cost budgets and forecasts, general operations management, suite renovations turnover, and capital project management for High Park Village, a 1,738-suite, $237M real estate asset. Also responsible for third-party management of Grenadier Square, a 666 apartment rental property adjacent to High Park Village. As a member of the Senior Management Team, led MML’s Waste Committee, developing a formal report on the portfolio-wide impact of the City of Toronto’s multi-residential waste reduction levy and recommendations to improve diversion and reduce costs. Aligned MML’s written form correspondence with the company’s vision and direction. Introduced concept of “revenue per available suite” (REVPAS), with a focus on net revenues as a performance benchmark. Developed standard performance incentive metrics for operations and sales staff.

Full time employment concurrent with MBA studies.Reporting to the Company President. Responsible for total operations management, sales and job costing, strategic operations development, revenue/cost budgets and forecasts, and the supervision of the operations manager, five area managers, 500 field employees, and all sub-trades. Successfully repositioned product and service, shifting to a differentiation strategy with an operations focus on quality service that resulted in a 10% increase in year-on-year revenue. Negotiated two collective agreements as lead company representative. Developed objective-based management systems, with complete restructure of process for operations management.

Accountable to the General Manager with total discretion for decision making as a member of the hotel Executive Committee. Responsible for all rooms operations, revenue/cost budgets and forecasts, strategic operations development, capital renovation and development projects, and the supervision of five department managers and 250 employees within the division. Coordinated renovations projects and reviewed new construction plans. Sourced and coordinated development of corporate bathroom amenities product from in-house design through overseas production. Assisted with the development of a web-based reservations solution. Assisted with the coordination, design, and release of a hotel web site. Developed a one-button budget template with standard labour and expense drivers that linked directly to the rooms' revenue budget. Developed a Return Guest Index to monitor repeat stay business. Developed a food and beverage budget/forecast template.
