Financial Statement Analysis provides investor an insight into whether the property is generating sufficient revenue to pay the debt payment. Team reviews the Property Operating Statements to check the property's performance at regular intervals and updates the investor about borrowers' financial health to pay back the loans. Analysis of financial statements of different properties such as Commercial, Multifamily, and Lodging as per the CREFC (Commercial Real Estate Financial Council) guidelines which includes the calculation of Debt Service Coverage Ratio (DSCR), a critical measure to know the performance of the mortgaged property. Prepares and Present Monthly, Quarterly and Annual analysis of the Income statement and Performing detailed variance analysis of the Income statement and explaining the reasons for increase or decrease in revenue/expenditure. To monitor the latest guidelines per CREFC and disseminate the same to the team for purpose of analysis. The final report projects the DSCR (Debt service coverage ratio) of the collateral and gives necessary and timely inputs in order to get the property to normal position and input final note on performance of the collateral and the same report will be sent to investors. Spreading business financial statements of International Financial Reporting Standards (IFRS) and US GAAP. Spreading projected/Budget statements for the client which would help in Forecasting the Financial stability of the customer in meeting the ObligationsSpreading for both the Commercial & Corporate entity financials 10K & 10Q statementsStudy and analyze the client financials: Audited Financial Statements, US Tax returns, Company Annual Statements, Personal Financial statements.
