    I was responsible for the rental properties, parking lots and marketplaces. As part of my responsibilities, I executed the following duties: * I participated in the implementation of improvements to these facilities like the installation of solar panels in the Rio Piedras Marketplace and the replacement of the “La Puntilla” parking lot lighting system to solar powered lighting poles. * Corrected multiple health and OSHA inspection hazards until all facilities were up to code. * I supervised a total of 200 employees, among them were lawyers, and all kinds of clerical employees, and a brigade that was responsible for maintaining green areas, performing repairs and maintenance of properties. * I oversaw the creation of strategic plans to increase the income of the department. Such tasks were as follows: o Participated in the planning, coordination, and execution of both major and minor cultural activities, such as the “Fiestas de la Calle San Sebastian”, among others. o Developed the local economy by organizing cultural festivals twice a month coordinating with native artisans. * The last year managed to register a 33% increased income by facility. * Maintained the required paperwork of the properties. * Made rounds and supervised the daily tasks in the parking lots and market squares.* Worked with the department’s budget and analyzed it to distribute it correctly to comply with all the contracts and commitments of the dept. * Analyzed contracts’ expenses to create savings of up to $700,000 without affecting service.* Directed emergency and disaster relief efforts after major events like Hurricane Maria. As part of these efforts, I also handled all the related paperwork.

    This implies to be aware of the whole infrastructure (air conditioners, elevators, paint, pipes, electricity, cleaning, etc.) and to follow the health permits of the Fire Dept., OSHA, etc. * All possible hazards were repaired, and insurance claims decreased by 70%. * I organized the Kiosk owners into a Community Group and have become auto sufficient and now they make their own activities and organize their own events (e.g. Culinary Festivals., Christmas Feasts)* Coordinated facility improvements such as:o Implemented a program, for grease traps, to keep pipes clean.o The replacement of the entire Rio Piedras Marketplace lighting system from conventional lighting to LED.o Supervised the installation of a new heavy load elevator and oversaw the repair of the existing one. o Directed improvements to facilities’ ceiling sealant, most of which was defective and was affecting the structures themselves. o Repaired and maintained the facilities’ rolling doors, most of which were in poor states of disrepair. o Coordinated a continuous fumigation effort for all facilities, most of which had unrestrained vermin issues. o Supervised efforts to paint all facilities both inside and outside. o Coordinated multiple repairs and improvements to the facilities’ air conditioner systems. * Coordinated with M.A.C.’s (Museo de Arte Contemporáneo) Community Relations Division to designate the Rio Piedras Marketplace a Cultural Center and in so doing many Art Expos took place here, including “Capicú” and “Rio Piedras Renace”, both of which became permanent fixations. As part of these expos many cultural workshops took place.* Created with Adelcar, a nonprofit organization that handled used cooking oil disposal, a recycling program to minimize environmental impact due to restaurant and cafeteria waste.

Both achievements in five and a half months. * For my efforts I received the Employee of the Month Award for May 2014.
