In the time spent at The Canyons, I was able to promote twelve employees within Greystar. We also consistently maintained high customer satisfaction scores through the Cares program. Due to the significant growth in income on this property, we were able to see it through a very successful disposition in December 2012. Element Deer Valley (The Canyons) – Element Deer Valley is formally known as The Canyons. I managed this specific community three separate times for three different ownership groups. Greystar placed me here to get it through renovations, rent growth, and eventually another successful sale as I had seen it through the last sale with Greystar in 2012. In my previous year with Greystar, I won the Greystar Profitability award based on successful sales performance.Elan Desert Ridge: This is a brand-new Greystar owned asset located in the Desert Ridge area. Elan Desert Ridge was Greystar's first owned Lease-Up here in Arizona. Greystar placed me in this community in January 2015 to position it for sale. This community was nominated in 2015 for the Arizona Multifamily "Team and Community of the Year. "We completed successful due diligence of this community, and it closed in November 2015. It was an honor to be selected by Greystar to manage this community. -
Community ManagerGreystar Sep 2013 - Nov 2014Charleston, South Carolina, UsMirabella – With 715 units, I led a large team of 15 associates. In 2014 we won the Arizona Multi-Housing Association "Team and Community of The Year"; in addition to that, we ranked in the top 7% of ApartmentRating.com customer satisfaction scores. The Arizona Republic recognized Mirabella as one of the North Valleys' premier apartment communities to reside in, which can be attributed to our team members' dedication and customer service. In early 2014 the community was marketed for sale. During that time, we successfully maintained occupancy of 95% or better and raised rents an average of 7.2% in one of Arizona's most difficult submarkets at the time. We collected over $90,000 in additional Bad Debt Income through in-house collection efforts and focused on property operations. We maintained expenses to position the property for a very successful disposition in November 2014 to Trinity Property Consultants. After the close of Mirabella, I was recognized as one of Greystar's most profitable managers and was also nominated as Manager of the year in 2015.Sotelo – When I started at Sotelo in January 2013, the NOI was $80k; however, through focus and determination, we closed August 2013 at $145k in NOI; this was accomplished through reducing concessions from 10k monthly to $0, increasing rental income, other income, stabilizing expenses and overall improving the properties performance. Resident retention was our main marketing focus. The growth we experienced in a very short amount of time made this community very attractive to buyers. In addition, we marketed to the major employers in the area that attracted the demographic consisting of professionals Sotelo catered to. Thus, we saw it through its very successful disposition in September 2013 to CAMDEN. -
