David has over 20 years of experience and a track record of success in leading multi-million dollar real estate projects nationwide to his role as Vice President of Real Estate Development for Ryan’s Midwest Region. He has closed more than $1B in transactions for development projects in 16 states, and his background includes extensive work with leases, ground leases, build-to-suits, purchase agreements, operating agreements and JV agreements. With a focus on delivering outstanding real estate investment strategies and solutions within the retail, healthcare, industrial and senior living sectors, David supports our current customers throughout Eastern Iowa, while working to build new partnerships across our sectors and service lines throughout the United States. * Accountable for all aspects of the development process including site selection, feasibility analysis, entitlements, investment analysis, sales, and leasing.* Adept in managing a diverse portfolio of commercial and development land throughout the country.* Collaborate with other departments for the successful completion of projects including construction, asset management, and property management.* Provide outstanding leadership and direction to a team of highly talented developers and sales associates throughout the state of Iowa.* Source new value‐add and ground‐up development investments throughout the United States.* Review marketing presentations and site selection analysis to our extensive tenant relationships.* Utilize and analyze demographic software to ensure target locations are met including creating gap analysis and competition maps, and making sure desired income levels are achieved.* Manage a team of commercial real estate brokers responsible for leasing/marketing new and existing real estate properties and developments in five different offices throughout Iowa.* Help select locations for retailers and restaurants on a tenant‐representative basis throughout the state.* Partner with city, county, and state representatives to achieve public‐private partnerships including tax increment financing (TIF), sales tax, and ad valorem tax incentives.* Negotiate leases, ground leases, build‐to‐suits, purchase agreements, operating agreements, and joint venture agreements.* Recruit internal and external talent for the organization as appropriate.* Source capital for projects including both debt and equity.* Network with various brokers, lenders, architects, engineers, and other vendors to coordinate a successful project from beginning to end.
