Partnered with stakeholders to secure funding from Ministry of Finance for development projects, adjust business models to suit changing market conditions, conduct due diligence and contract negotiations, and assess regulatory appeals from business owners.● Leveraged urban planning and development expertise to advise private sector companies on regulatory and legislative compliance and assess requests for concessions from government (e.g. extending construction deadlines following COVID 19-related delays). ● Supported sunsetting of non-viable tourist attractions to enable graceful exit and soften impact for business owners. ● Served as Ministry deskhead for Sentosa Development Corporation (SDC), engaging stakeholders to ensure alignment of Sentosa’s development with government objectives, formulating SDC’s corporate targets, providing input on Sentosa’s membership programme, and guiding SDC’s private subsidiaries out of financial distress.

● Team Leader in the Development Control Policy Unit, overseeing the policy portfolio for Residential, Commercial, Hotel, Agriculture developments, and greenery initiatives, spearheading numerous policy reviews and formulation that took into account national strategic directions, housing data, market trends, and public feedbackPolicies reviewed and implemented on a national level include: a) revisions to guidelines on maximum allowable dwelling units in residential developments, successfully arresting the sharp decline in housing unit sizes in a timely manner;b) revisions to the Landed Housing Envelope Control guidelines through the piloting of guidelines co-creation with industry experts; c) formulation of Agriculture guidelines to cater to evolving agriculture landscape through active consultation with Agriculture players, creating clarity for industry to transform into more high-tech business models, with estimated $100,000 and 1,620 working days of cost savings for the industry annually● Organized various industry consultation and engagement sessions to seek industry's views and inputs on policy and guidelines changes, managing the demands of the various stakeholders, and considering how policies can eventually reflect and satisfy their needs● Conducted training programmes for senior government officials and industry professionals on guidelines and technical requirements● As the Development Control planner for Downtown Core North, worked with architects and developers in the design of over 200 developments, including complicated high-profile developments such as Funan, Guoco Midtown, Formula One Grand Prix, Singapore Flyer, and the Esplanade Waterfront Theatre

● As the Development Control planner for Queenstown, Bukit Panjang and Woodlands, advocated for building-focused interventions to promote public interest, including greenery, walkability, pedestrian experience, and dwelling unit sizes, while assisting developers to balance cost implications. Key developments included Woods Square, GSK Headquarters, German European School Singapore, Queen's Peak, and the St Francis Xavier Seminary● Devised guidelines to create better, high-quality public spaces within private developments, culminating in the release of the Privately Owned Public Space (POPS) guidelines in 2016● Tasked with reviewing the existing Balcony Incentive Scheme, taking into account public feedback on the schemes and devising interventions that could address the feedback. Culminated in the revisions to the Balcony Incentive Scheme in 2018. ● Part of the Queenstown master planning team that devised various strategies and proposals for Queenstown to meet the area's various short-term and long-term demands● Part of the team that reviewed Development Application processing fees to strike a balance between cost recovery and keeping cost low for the industry, which culminated in the updated Fee Schedule in 2016● Co-chaired the recreational committee for the 180-member Development Control Group, organizing various events and overseas trips to strengthen the team spirit of the Group
