Managed comprehensive development process of retail/office/community facility projects in the Bronx, Brooklyn and Queens, including acquisition, entitlement, financing, leasing, design, permitting, construction, and closeout phases.

Managed real estate consulting assignments focusing on public/private partnerships. Clients included higher education institutions, developers pursuing public-private partnerships, nonprofit institutions, and governments. Projects involved student housing, office, retail, and mixed-use development, academic space, and market rate and affordable multifamily housing, often involving complex site analysis and partnerships between institutions and developers, and balancing financial with institutional mission-oriented goals. Specific tasks included:• Selling and leasing surplus buildings, land, and air rights on behalf of clients, including developing marketing materials, sourcing purchasers, managing RFP processes, and negotiating binding documents.• Negotiating public/private partnerships with developers on behalf of Cornell University, Manhattan College, and other higher-ed, non-profit, and religious institutions seeking to monetize property and/or privatize delivery of assets such as student housing.• Developing detailed financial models for new mixed-use construction on behalf of developers and negotiate for tax/zoning incentives• Responding to public development site RFPs on behalf of developers.• Manage acquisitions, such as assemblage of development sites, on behalf of institutional clients.• Developing complex pro formas, valuations, and portfolio analyses for Columbia University, Yeshiva University, Stevens Institute, Community Access, and others.• Assisting clients to understand development potential and land value of properties under various configurations of revenue-generating and mission-driven components.

Negotiated public-private real estate development transactions including ground-up industrial construction, adaptive reuse of historic structures, and workouts of properties in default. Performed due diligence, coordinated with legal, planning, and other staff, author and released requests for proposals to procure developers for City properties. Modeled tax incentive deals for major corporate and industrial tenants and performed a wide variety of financial modeling, feasibility analysis, and strategic planning assignments.

Designed, wrote, and presented materials for the benefit of LISC's 29 local offices and their Community Development Corporation partners. These included a guide to green retrofits of affordable housing (produced through researching best practices and technologies, calculating payback periods, and interviewing experts), internal memos and primers on current green construction and financing topics, and national webinars on specific best practices in green building construction.

Graduated with Master of Science in Real Estate, Development Concentration. Studied a variety of real estate topics including finance and law. Produced numerous real estate development proposals for projects such as a green manufacturing company incubator located in a restored industrial building on the Gowanus canal. These involved market and site analyses, financial projections, approvals plans, and construction schedules.

Analyzed sites and zoning, spoke with brokers, and produced feasibility studies for individuals and institutions interested in market rate, affordable, and student housing development opportunities. Created a marketing document intended to attract investment to a distressed neighborhood of Pittsburgh. Interviewed over 40 state and local incentive program managers in order to ascertain unpublished details of tax abatements, credits, low-interest loans, grants, and other programs supporting urban, green, and affordable housing development. Summarized this information for use by national developers.

Created proposals for green affordable housing and community center developments. Built financial models combining multiple sources of equity, debt, and grants in complex capital stacks. Contributed to Mayor's Office meetings on sustainability and worked on a policy proposal for financing green retrofits of older affordable housing properties.
