A-Good-Deed is a private investment group that helps families purchase a home using a contract for deed (also known as a CD). Also known as an land contract or installment contract, the CD can be an ideal method of purchasing a home when buyers need time to adjust their income, credit, debt or other financial components before they can qualify for a mortgage.
A Good Deed offers financially stable homebuyers the opportunity to purchase a home using a contract for deed until they qualify for a mortgage. Buyers must be represented by a Realtor or attorney and have a minimum 15% down payment, make reasonable income compared to their debts and have a plan to payoff the CD within 5 years (usually by refinancing) .
A CD creates a contract in which the seller of the property (A-Good-Deed) provides a buyer a period of time to pay off the contracted price of the home. The buyer eventually satisfies the contract, either by qualifying for a mortgage, or by paying the contract in full (sometimes by selling the property).
