Commercial Contractor - Our process: After we receive work-order, we immediately input the workorder into our system and schedule with tenant (if occupied) at their earliest convenience. AWC strives to be on-site within 24-48 hours for initial inspection or repair. During our initial visit, we will access/diagnose situation, take clear perspective pictures, describe situation by taking notes before repairing approved concern or reporting directly to the property manager who dispatched the work-order. AWC typically does not directly report to tenants or disclose much information about repairs to tenants. Our goal is to fix maintenance issues on our first visit and have already gone to site with assumed tools and materials needed. We do understand that there will be instances where additional materials or approval is required, in which case we take the appropriate action to ensure communication is clear and the proper steps are taken. We have accounts set up throughout San Diego and can easily find the closest store to the jobsite if needed. If additional approval is needed, we will notify the proper manager. It is common practice by property managers to include a “work-order limit” when sending a maintenance specialist to a jobsite eliminate a return trip. AWC’s experience shows that many service calls may be completed within that allowable budget. Its common for AWC to come in under budget using time saving techniques learned over years of practice. If additional authorization is required: Our experienced contractor/technician sources needed materials, estimates labor, and immediately begins generating a “Fixed-bid” estimate, or a “NTE” or “Not-to-exceed” estimate. After creating the estimate, AWC will send estimate along with pictures to appropriate person for authorization. A Fixed bid is a formal contract, typically for larger projects and are perfect for those looking for more official document to present to the homeowner or HOA for example.
