The Appalachian Development Corporation, a non-profit CDC, provides small businesses with long-term real estate financing through the SBA 504 Loan Program. In conjunction with local financial institutions, we can provide up to 90% financing of commercial real estate, which includes land, building, construction/renovations, soft costs and SBA closing costs. Small businesses are able to preserve their cash versus a typical commercial loan that requires a 20-30% down payment. The SBA portion of the financing is a fixed rate, 20-25-year fully amortizing loan. The Low Fixed Rate on a 504 loan will save your small business money! The bank piece of the financing is negotiable with the lender but will have at least a 10-year loan term.
