Bearss Capital is a private investment platform deploying capital through special purpose investment vehicles (SPIVs) targeting high yielding, undercapitalized markets across the U.S. Rust Belt. We allocate capital in communities forgotten by most sophisticated investors, targeting dislocated asset pricing, strong public subsidy demand, and operational barriers to entry. Our investments are structured around durable federal revenue streams—primarily Housing Choice and Project-Based Vouchers—offering inflation-linked cash flows and low resident turnover. Execution is delivered through a vertically integrated affiliate, Bearss Residential, providing end-to-end control across acquisition, construction, management, and compliance. SFR8 Fund I, launched in 2024, was fully deployed within nine months and has delivered a realized IRR of 19.25%. SFR8 Fund II (Q3 ‘25) expands the strategy with increased scale, refined governance, and deeper penetration into high-voucher submarkets.
