As an Owner’s Rep we serve as the Owner’s eyes and ears from the planning through construction completion stages. From the reviewing construction drawings and pay applications to monitoring of construction, we provide comprehensive services as if we were the contracting entity. Pre-Construction and Bidding Site Selection, Analysis & Acquisition Assistance, Feasibility & Due Diligence Studies, Architectural/Engineering Design, Cost Estimating & Conceptual Budgeting, Construction Scheduling, Value Engineering, Existing Facility Review, Governmental Approvals & Building Permit Acquisition, Governmental Site Plan Approval & Representation Construction Management Construction Management is a project delivery system where the owner contracts separately but somewhat simultaneously with an architect/engineer and a GC. In this system, eM Gregory has significant input during the design phase. eM Grgeory’s involvement begins at the earliest stages from design development, and guides the project through to completion and occupancy. This approach provides clients with comprehensive control over each aspect of the project, including budgeting and scheduling, while utilizing eM Gregory’s management team, systems and techniques. General Contracting This is the traditional construction delivery system where Clients engage a third-party architectural and engineering team to complete construction documents prior to awarding the general contract to eM Gregory. Under this scenario, eM Gregory can provide the contract under either a lump sum or cost-plus with fixed fee basis. Design Build In the design/build delivery system, eM Gregory is engaged at the beginning of the project life cycle and provides all design and construction under one contract.
