First Source Capital Mortgage, Inc. has been in continuous operation since June of 1993. We founded First Source Capital at a very difficult time for most commercial real estate owners and developers, following the real estate crash in 1986-87. FSCM's relationships with Investment Bankers provided a conduit for commercial real estate financing using Wall Street funded MBS technology for funding multi-family, retail, and office warehouse properties in Texas at a time when very few options existed for long term financing.
As a result of that experience, in1996 we formed a strategic alliance with AgFirst Farm Credit Bank to bring liquidity to rural communities across America . Our role was to serve Texas, New Mexico, and Oklahoma farmers, ranchers, and homeowners who were under-served by local lending institutions. We began our efforts to originate loans with AgFirst Farm Credit Bank and maintained that alliance until June of 2014 when AgFirst announced they no longer would purchase loans from non-farm credit institutions. That relationship opened the doors to continue to originate long term fixed rate loans to rural communities and residents.
We also provide typical secondary market residential loans as a correspondent lender and broker to a large variety of institutional Investors. We are licensed with the NMLS to originate residential loans for owner occupants, second homes, and investors alike.
Our commercial loan programs feature excellent funding terms for long term fixed rates for Multifamily mid to high density properties all across the USA. We have strategic relationships with the largest Institutional Investors in business, and are able to source financing for HUD 221d4 programs as well as more conventional programs via Freddie Mac and various other Investors.
