HFS Sutton Property Ltd buys, refurbishes, lets and manages high-quality HMO accommodation for students and professionals. We want to be the kind of landlords we would be happy for our children to rent from when they go to University. We currently own and let 7 properties in the Colchester area and are looking to expand. Therefore, we are always on the lookout for investors. All loans are used solely for the purchase of property. Loans up to £50k are for 2 - 5 years. Interest is 8% AER , paid monthly. Loans over £50k are for 5 years or more. Every 2 – 3 years, the property is re-mortgaged to 75% LTV of the new, higher property value. You will then receive a lump sum payment back (amount dependent on property value), and still continue to receive the same payment each month (equivalent to 8% AER of your original investment). Meaning your interest rate increases dramatically (up to 26% AER) over the remaining term of your loan. This continues every 2 – 3 years until the property has increased sufficiently in value to repay your loan in full. At which time, the loan is repaid and your interest payments will stop.
