We are a THINK TANK. We try to describe the Future of Construction, not from a Technology standpoint but from a BUSINESS MODEL standpoint.
The future will be radically different. Manual workers, robots, equipment, machines, raw material, and building products will still be necessary to construct, but they will become commodities. Data will be a new raw material. Firms and organizations will buy, sell, and trade data. There will be data miners, data controllers, data brokers, data wholesalers, etc.
Mindsets, behaviors and beliefs of traditional incumbent players are changing. In yesterday’s world, their business was run like a pipeline: what mattered was to control resources, to optimize them internally, and the focus was on the value delivered to the client. In tomorrow’s world, their business will be managed like platforms. What will matter will be how they orchestrate resources within a network, what will be important will be external interactions. The focus will be on the value delivered to the ecosystem.
We see the emergence of new types of players and ecosystems:
► The Originators will be firms gathering land and financial resources. They will create data by defining the built assets.
► The Providers will provide the design, the raw material, the building products, the workforce (humans, robots), the equipment, and, most of all, the data.
► The Aggregators will be like the general contractors of today. They will orchestrate the projects and manage the flows of data: they will run, supervise, and monitor.
► The Consumers will be like today's facility managers, in charge of the maintenance and the operations. They will use the data created by the other players to run the built assets.
► Finally, the Controllers will control the finished work (the “as-built”). They will make sure the quality of the data and the processes are enforced.
