IEF Capital is the co-owner and manager of one of the most prestigious portfolios in the Dutch real estate sector. The real estate portfolio represents a value of approximately € 1.6 billion. It consists mainly of retail premises at prime locations in Dutch city centers. Well-known parties like de Bijenkorf and HEMA are lessees of distinctive buildings in the historic heart of Amsterdam, The Hague, Rotterdam and many other Dutch city centers. IEF Capital entered the Dutch real estate market in 2001 as a joint venture of Inflation Exchange Fund (IEF), one of the most experienced retail managers of the Netherlands, and Bouwfonds Investment Management (Bouwfonds IM). Since the start the joint venture has built up a coherent portfolio consisting of retail premises at prime locations, parking garages and other investment properties. As manager, IEF Capital holds substantial equity stakes in its funds to ensure alignment of interest with investors. IEF Capital has a long-term investment horizon and operates carefully but nevertheless decisively with a focus on high-quality locations and stable returns. The portfolio’s unique qualities have guaranteed the national and international interest of a large number of finance partners and institutional investors since 2001. Given the high quality of its real estate portfolio, IEF Capital has access to numerous sources of finance. These sources include non-traditional ones like the inflation-linked products and bonds that IEF Capital developed itself.
