Industrial Equity, LLC ("IEL") is a California Limited Liability Company which invests in under-appreciated U.S. stocks and bonds. IEL is in start-up phase, and has created two portfolios to establish a verifiable, auditable track record: • the Large-Cap portfolio began investing on January 15, 2016; and • the Income & Small-Cap portfolio was progressively built up from April 2016. At the end of 2017, with almost 2 years of performance in the books, alternatives to expand IEL's scale will be considered, including accepting a limited number of partners. However, it is possible that IEL will not take outside investors. The Large-Cap portfolio consists of 6 common stocks and 3 corporate bonds. Approximately 50% of the initial capital was invested in the corporate bonds and 50% in the stocks. The objective is to generate both income and capital growth, with the aim of matching the return on the S&P 500® Index, before fees and taxes, despite having significant bond exposure, which should underpin the value of the portfolio during temporary declines in the broad stock market. The Large-Cap portfolio holds only "plain vanilla" U.S. common stocks and bonds, with no complexity or leverage. The largest equity positions are theme park operator, Six Flags (SIX), and Home Depot (HD). The corporate bonds are issued by ServiceMaster, Limited Brands (Victoria's Secret and Bath & Body Works) and Yum! Brands. The Income & Small-Cap portfolio has a degree of complexity in income tax reporting, and consists of 44% common stocks, 21% units in limited partnerships, and 35% corporate bonds (at cost). Securities with a decent yield comprise 73% of the portfolio (at cost). The current pre-tax yield on the portfolio is 5.58%. IEL is a bottom-up, fundamental, long term "buy and hold" investor. Most Large-Cap holdings are "Growth At A Reasonable Price" (GARP). The Income & Small-Cap portfolio includes both GARP and statistically cheap micro-cap stocks.
