Lance Capital LLC is a multi-disciplinary real estate firm, focused on the intersection of commercial and corporate real estate, institutional asset management, debt and equity finance, tax, and accounting. Our businesses operate across four primary activities: Tenant Improvement Funding Sale Leaseback Investing Net Lease Investing Debt and Equity Advisory Tenant Improvement Funding Providing structures and financing for existing, new, and renewal tenant improvements, using our patent-pending TIFS/ETIFS methodologies, “[Existing] Tenant Improvements Funding Solution.” SLB and Net Lease Investment Purchasing single-tenant commercial property, either through sale-leaseback or net lease acquisitions, with a focus on monetization of asset-intensive buildings, using the proprietary SLB+ structure, “Sale-Leaseback Plus”. An important concept, from the Law of Fixtures: "Quicquid Plantatur Solo, Solo Cedit"... in other words, FASB EITF 00-13. Debt and Equity Advisory Supplying special-situation debt and equity placement, including senior and mezzanine note restructuring / renegotiation, sale, or purchase.
