Mahler 1 will be a multifunctional, sustainable office building with public facilities, located in the heart of the Zuidas along the east side of Gustav Mahlerplein. The building features an innovative and sustainable design, enhancing both functionality and environmental impact.
The unique scalloped façade with staggered terraces provides space for a rich mix of greenery, contributing to biodiversity. The ground floor will be a lively meeting place with space for various activities, public events and local initiatives to encourage interaction. Multiple entrances, a public lobby and a plaza with stair seating enhance the connection with the neighbourhood. Mahler 1 is committed to sustainability with shared mobility solutions, the use of low-carbon materials, 3,200 m2 of solar panels and advanced systems for water buffering reducing heat stress. Construction will start in summer 2025 and completion is scheduled for the second half of 2027.
Mahler 1 is a project by Icon Real Estate, part of Victory Group, and is a collaboration with developer LMTD, architecture firm 3XN GXN, and Erik Dhont Landscape Architects.
