Merit Holding invests in delinquent first position mortgages and CFDs (contracts for deed). We buy these notes at steep discounts with the help of our Joint Venture investors. The primary exit strategy is to have the borrower bring the note current, paying their monthly P&I, paying arrearages, and then seasoning the note for a year. At this point, we can then sell the note for much more than we paid for it. In this scenario, the borrower gets to stay in their house, the bank or hedge fund gets rid of a bad asset, the investor makes money, we make money, and the local area resumes getting it's tax revenue again.
