NEXREGEN'S goal is to make investing in income-producing commercial real estate an easy and user-friendly experience. The minimum investment is $5,000. NEXREGEN’S founding principle is that all investors should have access to the same real estate opportunities that are typically reserved for high net worth individuals and institutions. NEXREGEN invests primarily in single-tenant properties leased to creditworthy retailers under long-term net leases. The goals of this investment strategy are to (1) generate a predictable and stable cash flow, paid to investors via quarterly dividends, and (2) preserve and enhance the underlying value of the leased properties. NEXREGEN uses the REIT investment ownership format. REITs allow for relatively small individual investments – in the case of Nexregen, $5,000 - and provide a professional sponsor to handle property selection and management. Additionally, if IRS guidelines are followed, taxes are not paid at the REIT level. NEXREGEN was formed by two senior real estate executives with more than 70 years combined real estate experience, Ray Wirta and Harold Hofer.
