Phio Partners LLC (“Phio”) is a real estate investment and management firm founded in 2024.
Phio is focused on purchasing value-add multifamily and mixed-use properties in urban infill locations across the Northeast and Mid-Atlantic regions.
Phio was formed by Nick Berman who has worked in real estate for nearly a decade and has been part or led the investment of over $4B of institutional real estate. Most recently, Nick was the Chief Investment Officer at 60 Guilders, a New York City based owner-operator that formed strategic partnerships with and invested alongside several institutional firms including Davidson Kempner, Sixth Street Partners, and Stockbridge Capital Group.
Phio combines the Principal’s prior institutional experience with a targeted investment approach to create unique opportunities with niche market inefficiencies and macro tailwind support.
Phio employs a ‘first principles’ method to the management and operations of its portfolio by focusing on the end user and working backwards to create a differentiated, technology-forward tenant experience.
