Pia Mellios

Pia Mellios holds an active RE license in Massachusetts since 2008 and New York since 2016. She is a Boston University Economics graduate in 2006 and a Master of Finance graduate in 2019 from Harvard where she concentrated on Real Estate Investment earning a certificate with honors in that category. She has worked in Finance for the last 13 years starting as an assistant trader at the Boston Stock Exchange and now as a Senior Analyst in financial reporting. She finds that the 2 sectors, finance and real estate have a strong parallel and her Economics background was instrumental in her success both as an investor and during her tenure at Harvard in the Real Estate Investment program. Pia believes "RE finance and Investment teaches us how to maximize investment returns. We should closely examine the four sources of real estate returns these being, cash flow, appreciation, loan amortization, and tax advantages that have an impact on one's investment strategy. Our investment team at Harvard frequently scrutinized new investment opportunities where we practiced a rigorous, approach in deciding when to hold, sell, refinance, or renovate a property. From strategies for raising capital from investors to efficiently managing a growing portfolio of cash-flowing assets I gained real-world knowledge for investing in real estate. My studies were designed both for those pursuing an active career in the industry as well as individuals interested in building wealth through passive real estate holdings. I learned what really drives land values, how market forces shape our city and where to look for future growth. I practiced spotting investment opportunities in the lifecycles of properties, neighborhoods, and cities. We went on to study the four phases of the 18-year cycle which shape the real estate investment landscape. I received hands-on training building financial models, analyzing cash flows, and measuring investment returns." I look forward to serving my clients.
