Silverline Real Estate is an international investment fund with proprietary projects in residential real estate development.
History of the group dates back to 2015, when investment activities in residential real estate were launched. In 2020, the company began to focus exclusively on residential real estate development, and at the turn of 2021/22, a fully regulated Accredited Investor Fund (AIF) in legal form "SICAV" was established.
Goal of the fund is to provide investors with a safe product (incl. a protection mechanism for investors) and highest return within the residential segment among Czech AIFs and to consistently place within top 3-5 Czech real estate AIFs across all segments (industrial, office, retail). Since its establishment, with a net return of 10-12% p.a. for its investors, Silverline Real Estate has been consistently delivering on this goal.
Fund is unique in its approach: on monthly basis, investment team, jointly with partner architect studios, reviews lower tens of opportunities, designs target solutions and thoroughly calculates business cases. Only exceptional opportunities are invested – all risks must be known and reasonable, while margin of the project must be exceptional. At the same time, the fund's investment team directly manages all portfolio projects and therefore has full control over budgets and timelines.
Fund founders have high commitments, namely deposits of CZK >100 million (as of 2024). Founders aim to further increase their deposits in the coming years.
The medium-term goal of Silverline is to build an investment fund in residential development running mid-sized projects in regional capital cities throughout Central and Eastern Europe (with focus on the Czech Republic) and possibly also in USA.
Silverline's long-term vision is to build a fully diversified investment group with a fund focused on residential development as well as a Private Equity fund focused on smaller and mid-sized firms across industries.
