Special Servicing Solutions is a borrower and guarantor consulting firm, specializing in negotiating workouts/relief and seeking loan document required approvals, in connection with CMBS, mezzanine and other loan types. Special Servicing Solutions collaborates with its clients in developing strategies intended to meet their loan and collateral related objectives and negotiates with special servicers and other lender representatives in an effort to achieve the most beneficial relief/solutions, as expeditiously as possible. Borrowers are, unfortunately, sometimes confronted with unanticipated adverse effects/events, and consequently are unable to meet their debt service payments or other loan document obligations. As a result, the loans may be transferred to special servicing. Special servicing consists of complicated process, requirements and risks that are typically extremely unfamiliar to borrowers and guarantors. Special Servicing Solutions will strongly and positively -advocate for the borrowers (and guarantors, if recourse liability is triggered), -negotiate with the special servicer in an effort to generate a forbearance, modification or other workout agreement/solution that addresses the client’s needs, mitigates the risks, and results in possible reductions in material default interest and other impositions claimed to be due by the special servicer. Frequently, borrowers build-up substantial equity in their properties, and yet still fall into default due to unanticipated adverse events. Special Servicing Solutions is a passionate advocate that seeks, among other things, to protect borrowers’ interests and their collateral equity. The firm has successfully negotiated and achieved extremely favorable resolutions where -foreclosure actions were dismissed and equity was saved, -recourse liability against guarantor(s) was resolved, and -millions in default interest, special servicer’s fees, late fees, and workout fees were significantly reduced
