Recognizing the importance of education and the challenges faced by educators in finding affordable housing, Red Oak has embarked on a visionary initiative to address this issue in the state of Texas: TEACH Teachers' Economic Advancement through Community Homeownership). Process: The Educational Community Development Program is a strategic endeavor aimed at establishing 10 master communities by 2030, with each community dedicated to supplying 20-50 homes exclusively for educators. The program operates through a systematic process, ensuring the provision of land for schools and offering financial incentives to educators for homeownership. Land Allocation for Schools: As part of its commitment to supporting education, Red Oak designates a portion of its large master communities, typically ranging from 10-40 acres, to be utilized for the construction of new schools. This land is provided to educational institutions at no cost, facilitating the establishment of modern, well-equipped educational facilities within the community. By providing schools with land free of charge, Red Oak aims to alleviate the financial burden on educational institutions and enhance access to quality education for residents. Profit Credit for Educators: On a predetermined amount generally 20-40 lots, Red Oak passes through 100% of the profits generated from the sale of its build-ready lots as a credit towards the purchase price of homes for educators. This credit is applied during the closing process, substantially reducing the financial burden on educators and making homeownership more attainable. By providing this financial incentive, Red Oak aims to empower educators and enable them to fulfill their dreams of homeownership, thereby fostering stability and a sense of belonging within the community
