Below are some key projects we’ve supported: Petit Bateau Development, Detroit: UDC developed a custom financial model/proforma for a $42M, 104-unit mixed-use affordable housing project in Midtown Detroit, underwrote the capital stack, and facilitated subsidy applications for City of Detroit HOME and MSHDA Missing Middle funding. Raza Development Fund, Southern California: UDC helped emerging developers create a financial model for a 10-unit multifamily development, while providing hands-on instruction on proforma use and understanding deal parameters. CDFI, Nationwide: We provided contract underwriting services to support financing for over 1,500 of CDFI's affiliates, ensuring their affordable housing projects meet financial criteria. 71-Unit Mixed-Use Development, Detroit: UDC created a dynamic proforma model for a 71-unit mixed-use project in Brush Park, incorporating HUD 221(d)4 financing and optimizing capital stack structure. TIF Plan, Ann Arbor: UDC developed a Tax Increment Financing (TIF) Plan for a mixed-income housing project, modeling potential TIF proceeds and analyzing the feasibility of various affordable home sale prices. Capital Impact Partners’ EDI Program, Cleveland & Detroit: UDC provided training on proforma modeling and underwriting to emerging developers as part of a program to build capacity for these developers.
