We create a “value-add” opportunity by repositioning a property to a higher price point. The value-add strategy operates at a medium- to high-risk, but the returns can be potentially high as well. Our strategy relies on acquiring, developing, constructing, or otherwise rehabilitating real property where there is an opportunity to reposition it to a “higher and better” use. Value-add is making relatively significant improvements to a property so that the market will assign a higher value to it; hence, elevating the income stream of the property.
