This is required to support ‘Red Book’ valuation. It is also an essential tool for investment decision making and development. To build intellectual capital inside the investment there four things have to be looked at as required by the Global Valuation Standards, with each being given equal weight: • Historic land use-or non-natural hazards. • Natural Hazards • Hazards caused by occupational use • Impacts on residual value for development purposes The Red Book requirements are: • VPGA 2: 5.3 and 6.1 (for secured lending) • VPGA 8: 1.2 (b) and (c) (characteristics of property and site) and • VPGA 8: 2.6 (a), (b) and (c) (environmental matters).
