A PATENT DEFECT is a defect that is / should be easy to identify during an inspection whilst a lATENT DEFECT is A defect which is not apparent with an ordinary inspection by a ‘reasonable man’, & which only an expert would be expected to discover. a home inspector still relies on his observation(s). Therefore, a home inspection does not constitute a warranty.
