The Smiths Beach Action Group was formed in the early 2000s, successfully rallying community support against a proposal for a colossal development that would have permanently altered one of WA’s most beloved and pristine coastal areas.
Nearly two decades later, the fight has resumed. The latest development proposal would have a profoundly adverse impact on Smiths Beach and the surrounding environment.
Backed by the WA Liberal Party, the Greens WA, and the local city council, the community is fighting to uphold existing planning legislation that the developer is attempting to avoid.
The developer is progressing the deeply unpopular proposal through the State Development Assessment Unit – a 'temporary’ mechanism introduced for the COVID-19 recovery that enables proposals to bypass normal planning processes.
Among the major issues with this latest proposal:
• A development footprint that is 44% bigger than established development guidelines for the site and would result in 25% less future national park.
• “Fatal flaws” around bushfire management and safety including a lack of required exit routes in case of fire
• 75% proposed residential land use – far in excess of the 30% limit identified under current planning requirements
• A very large and unsightly seawall, plans for which remained hidden from scrutiny for several years. The seawall would all but destroy the highly popular western end of Smiths Beach.
The Smiths Beach Action Group is working to raise community and stakeholder awareness of these and other issues around the development proposal, including the highly negative impact it would have on the visual amenity of Smiths Beach and the secretive way it is being progressed through approvals.
We do not oppose all development of Smiths Beach - all we ask is that developers act sustainably, consult thoroughly with the community and adhere to the Local Town Planning Scheme and State Planning Policies.
