Initiated and developed a 450-acre Ocean front golf course resort located along the Central Pacific of Costa Rica. Raised capital from private investors and two international banks.Purchased 5 separate farms from multiple owners to assemble 450 acres with one-half mile of beach front, one-half mile of highway frontage and neighboring a wildlife refuge and turtle sanctuary in a highly desirable area of Costa Rica.Managed preliminary reports to include feasibility studies, urbanization plan, utility and services availability, environmental impact studies, geotechnical, hydrology, topography, seismology and market absorption rates.Created and managed the entitlement process strategy to gain the necessary permits and approvals from the national and local authoritiesManaged a team of Architects, Engineers and Contractors for the design, construction and registration of the Master Plan which consisted of 14 development phases to include 900 total units consisting of condos, single family homes and villas, commercial center, 25 acres designated for a 200-key luxury hotel & spa, 18-hole golf course and club house, beach club, internal roads with underground utility systems to include electric, sewer, water, storm drainage, cable and telecommunications, green areas, retention and detention ponds and an impressive main entrance.Managed the design, permitting and bid of a 100,000 sf luxury ocean view condominium building with underground parking.Managed the routing and final design of an 18-hole Ocean front golf course with design firm McCumber Golf.Managed the overall direction and execution of marketing and sales which yielded near sellout of home sites and condominiums from clients from the US, Canada and Europe. Marketing included collateral material, web sites, realtor partnerships, social media, print media, trade shows and public relations.Partnered with two other developments and the water authority in an effort to upgrade the regional water system.
