Responsible for the identification and analysis of hotel acquisition opportunities working directly with equity partners to attain specified investment returns.--Instituted a complete overhaul and expansion of asset modeling to include cost analysis, construction & pre-opening budget timelines, operational forecast to maximize ADR, RevPAR and Occupancy market penetration, exit analysis, cash flow & internal rate of return (IRR) analysis and monthly department detail through using database management, CRM and advanced Excel techniques;--Production of standard asset presentation module to showcase potential investment to equity groups;--Creation of targeted marketing pieces to highlight specific company achievements and areas of expertise including a company profile, hotel chain scale experience and historically sourced assets;--Responsible for the coordination of portfolio analysis of over 30 new build or conversion, branded hotels of varying sizes in an international location which integrated individual hotel asset analyses into a portfolio analysis with a completely flexible roll-out schedule to synchronize operational performance and expected development expense offering a real time portfolio IRR analysis;--Creation of rate profit worksheet to make available for analysis the impact potential revenues and expenses relative to year-to-date results and year-end budgetary goals;--Spearheaded Operational, Food & Beverage and Security management of rooftop operation adjacent to Wrigley Field;--Investigated and beta tested a CRM software solution to improve flow of information within the team and bolster communication with current and potential business associates;--Participated in the budget process for build out of new home office;--Completed numerous detailed requests for proposal (RFP) for portfolios valued in excess of $20M.

--Responsible for oversight of daily operation of all hotel functions including Front Desk, Housekeeping, Valet, Bell Stand, Concierge and Loss Prevention;--Rooms Department representative for Group Pre-Function Meetings and Property Review Tours;--Assessed and presented Guest Satisfaction Survey results to highlight areas of success and discern negative experiences caused by repetitive issues in an effort to increase operating efficiency through staff involvement;--Undertook ongoing analysis of Club Level rooms on a Weekly and Period basis to highlight trends which indicate areas where pricing and selling strategies should be adjusted or enhanced to increase revenue;--Tracked and documented staff time and attendance issues in an effort to solicit a higher level of dedication and effectiveness in the staff;--Highly proficient in the use of Microsoft Word, Excel, PowerPoint and Publisher;--Excel in the management and motivation of team members;--Endorsed by the Marriott Management Candidate Review Board.

--Complete supervisory control of all hotel departments including Front Desk, Housekeeping, Food & Beverage, Loss Prevention and Engineering;--Audited the complete daily process of all Front Desk activities for that day and corrected any problems;--Completed an assessment of yearly Guest Satisfaction scores to evaluate service gaps and areas of improvement to better service Marriott Rewards Elite level guests. Implemented the Marriott Rewards Silver Elite Amenity program.
