I am currently a liaison between Investors and Law Firms, specifically pertaining to Business Purpose Loans in a Default Status. I work with a great team of Servicing Experts, specializing in creating legal solutions regarding commercial foreclosures, bankruptcies, evictions, deficiencies, and more.

I managed a portfolio of 200 + Defaulted Business Purpose Loans , moving them through the foreclosure pipeline in the quickest possible manner depending on State and County legal guidelines and Statutes. Also, I negotiated and communicated daily with Investors, Attorneys, and Teammates to produce the optimum results to meet our investor's interests. In addition, I arranged routine meetings with investors to review their Loan Portfolios to ensure that all files were being handled in the best possible path. In order to keep our investors educated, I would also create and send routine reports so that they stayed apprised of the legal statuses on each of their loan files.

In addition to the monitoring and training of my staff, I was also responsible for servicing a portfolio of approximately 500 loans that are in a defaulted status. Loan statuses vary from foreclosure, bankruptcy, loss mitigation, & REO. I assist in mediating between our investors and our borrowers, helping to develop the best method of handling the default that is best suited for both parties. In order to provide account statuses and projections to our clients, I prepare bi-weekly reports using both Excel and BSI system data. I also monitor the progress of foreclosure and bankruptcy attorneys to insure timely processing of legal actions and deadlines. During the course of my day, I process legal documents such as Complaints, Judgments, Notices of Default, Notices of Sale, Assignments, Affidavits, Motions, etc. I also oversee Loan Modification review, preparation, and implementation for my team.

As part of the Consent Order Review Team, I audited foreclosure actions that took place in 2009 and 2010, looking for critical servicing errors that caused borrower harm. Possible findings included over-assessment of fees, acceleration errors, confirmation that Loss Mitigation was offered to all that qualified, verification that all legal documents were filed in a timely manner according to state and investor guidelines, insured that all parties of interest were notified of the impending foreclosures, checked for FDCPA and Compliance adherence. I reconciled payment histories, loan modification capitalizations, judgment figures, and reinstatement & payoff figures to confirm that they accurately reflected the amounts owed by the borrower. I was promoted to the Complaint Team, and in addition to the responsibilities performed as a Foreclosure Analyst, I reviewed and corrected errors of the work that was completed by all other analysts and provided feedback to management as well as to the analyst directly. I requested missing foreclosure documents, credit reports, loss mitigation documentation, bankruptcy documentation, & borrower correspondence that were not provided by the servicer in the initial review. I summarized, categorized, graded, and submitted all of the final findings to the OCC and Mortgage Servicer that was being audited in order to provide the extent of harm caused to the borrower throughout the foreclosure process. I summarized by suggesting a dollar amount that would compensate the borrower for their losses, based on the errors found in my review.

In a supportive role to the Capital Markets team, I worked directly with investors on pools of loans in order to meet their requirements for purchase. I assigned loan conditions to subordinates according to skill level. I managed the Doc Corrections desk to insure that state violations and signing errors were processed correctly and in a timely manner. In order to minimize loss and legal liabilities to the company, I researched and corrected on the most difficult compliance issues. I also assisted with repurchase demands and rebuttals by correcting documentation deficiencies and re-verified loan data in order to support sound underwriting decisions.
