Facilities management of 6 properties in MN and MI for the largest private education corporation. This regional position encompassed sole and multi-tenant management with an extreme focus on customer support and cost reduction through disposition. These services included general facilities, lease analysis, capital and annual budget forecasting and reporting, PO, P&L and accrual accounting monthly, vendor and supplier relations, CMMS work order system, consolidation, turn-down and project and move management. I worked directly with the campus President's and executive committee members on a daily basis. A great learning experience while emulating the CBRE, R.I.S.E values.

Interim Position • Directed operations required to successfully operate and maintain the interior/exterior of the 83 acre property, 1.1 million sq.ft. structure, inclusive of 143 retail tenants, several restaurants and an AMC movie theatre•

Strategic business planning and logistics, operations, sales and marketing from start up to territorial expansion.• Work with representatives of all building trades while essentially operating as a profit center; in previous years, exceeded my goal of producing a 20% profit margin by actually performing 30.5% above profit • Provide managerial support in the following areas: blueprint review and awarding of subcontractors, preparation of proposals and processing change orders, supervision of an adequate work force, scheduling, quality control inspections and monitoring safety compliance • From 2006 - 2011 efficiently managed senior management and all tradesmen in a manner which allowed the company to finish all jobs on or before schedule while, at the same time, establishing a perfect safety record• Resolved complex contract/permit/blueprint issues in close cooperation with architects, engineers and all city building departments • Directed 8 major turnkey design, masonry, landscape and construction projects over the past 3 years. Delivered $5+ million in projects at $1 million under budget; achieved/surpassed all cost, schedule, quality, safety and performance objectives, worked with trade and trade show partners to cross sell services in untapped markets. • Structured and negotiated numerous strategic partnerships and alliances with equipment manufacturers and vendors. Prepared annual budgets for each of the company’s 3 divisions • Partnered with key suppliers to reduce annual purchase costs by up to $250 thousand dollars• Consistently effective in controlling operations, capital improvements and project costs; reduced departmental staffing from 52 to 33 over 3 years and maintained a stable work force through the use of both permanent and temporary personnel. Continually cross-training staff to optimize performance and increase safety compliance
