More and more unemployment happens by day and many run from job to job not realizing that by working 40 years with a W-2 they will end up with 40% of their last 5 year's income. Think if companies will want to hire you when are 60 VS replacing you with a much younger person and paying them much less. So it didn't add up for me,working my whole life ,not having control of my life because a boss decides at what time must be in at work, or when can take vacation or at what time one can go to lunch etc. So Why form part of the 95% when can build the life most dream of. Building a life where you don't need to take vacation from to escape for two weeks like ordinary people do?Spend more time with my kids and loved ones instead of a constant commute and headaches from a job you only do because it pays decent enough to pay bills and live paycheck to paycheck.You had dreams when were a kid but then became an adult and now are like most. Stuck on a job and waiting for Friday to come to be free for two days then back to your reality.There are options , even the great book says it""For those who seek ,they will FIND""What do you want in your life?Are you happy as you are?Project how your life will be 20-40 years from now if you stay doing what you are doing?Build a plan B . Essential Functions: * Administer and supervise the predictive and preventive maintenance programs to ensure the uninterrupted operation of the entire building, monitoring all equipment to assure maximum effectiveness and provide appropriate documentation of it. * Instruct personnel regarding hazards and safety to ensure safe procedures and safe use of equipment. * Ensure staff work is compliant with all safety codes, building codes and operating process * Monitor departmental (HSKP and Maintenance)personnel matters and make recommendations, such as selection, training, promotion, discipline, and termination. Scheduling of department personnel. *Manage Dept. budgets * Participate in the development and application of standards of quality and productivity for the Engineering Department. Supervise and direct Eng Dept personnel in the use of policies, procedures and standards of work performance for maintenance and repair of equipment, building, and building systems. * Report daily to the property manager about status of work in progress. * Maintain repair and replacement records to keep within the projected budget. Provide input to the Manager of property of projected costs and budget requirements. * Schedule and supervise maintenance repair work, alterations, remodeling, and minor construction and check out installation and servicing of mechanical and electrical equipment in building systems. * Work closely with other departments and administration, negotiate priorities, plan work schedules, and make job assignments, place orders for materials, supplies and parts. Recommend use of outside specialty contractors as necessary. * Ability to communicate effectively, both orally and in writing. * Manage complex projects and resources (people, costs, time). * Knowledge of cost estimating, contract administration and project management. * Knowledge of materials methods and principles used in the maintenance of facility installations and systems.

•In charge of the hotel rooms Preventative Maintenance program known as (PM).•Focused on implementing programs that help keep facility costs to a minimum.•Maintain the appearance and structure of the building and production rooms.•Continuously working with housekeeping and front desk department so together we help each other eliminate the different complaints from guests and so forth, this way not only will the room be in perfect functioning and cosmetic conditions but we'll ensure that the next guest who walks in will have a much more pleasant stay and no complaints to report.•Take electric meter readings,water pump gauges and other recording devices keeping logs of every pump and mechanical equipment in the building on a daily basis to constantly monitor everything is running smooth.•Regularly communicate with guests in a professional manner to understand their changing needs. •Effectively communicate with all property departments and fellow colleagues.•Handle guest maintenance requests in a timely and professional manner. •Maintain accurate and effective files and being familiar with all operational manuals, service agreements.•Act as property emergency contact person and engineer on duty as necessary. •Ensure property health and safety. •Currently attending matters with hotel rooms renovations (Overlooking contractor's work in the units,assisting in case certain specific information is needed such as floor plans etc.)•In charge of inventory, organizing it, making the monthly purchase orders for materials and tools needed, contacting vendors and outside service companys for required maintenance services.•Keeping track of projects going on and following up until completed•Assign/ pass forward projects to other fellow colleeagues in my team so they follow up and project completes.•Help out in any project that has been given out to any of my other fellow colleaugues and to always be there for assistance.

As a self employed building contractor I took care of running the corporation's finances and maintaining a budget when making contracts In order to achieve my desired and expected revenues. I'd save all expenses and statements for records and would always try to make negotiable deals with clients in order to get more jobs and more income. Basically under contract I'd do anything from demolition of a full house or section to a full addition which would include everything from concrete pouring to structural,roof,framing,drywall,plastering,carpentry work ,electrical, etc. Also did driveways,overlays, cooldecks, and many more things. What I liked most about this job was that everyday would be a different challenge and I'd be doing what I enjoyed most, building, creating. Once I developed a clientele I had a few helpers and different job sites at once. Therefore I would just move from project to project checking everything was running smoothly and would just attend to the financial part of my business as well as making estimates and selling my work. This way I became very successful due to the formalism and passion I devoted to every job providing the best service and quality work to exceed client expectations and therefore making that additional contact for future jobs and references to expand the growth of my business.

At the time I was hired along with a group of other men this company was expanding in the schoolboard field. Basically we would get contracts from different Dade county schools and would provide maintenance and repairs needed for the school to be up to codes. When I started with the company it had just gotten the first contract with the first school. Me and a group of other guys would be responsible for completing every task in the scope of work given to each of us as professional as could be. We would take care of things like replacing all outdated ceiling tiles in classrooms ,installing doorsweeps, installing tiles in designated areas,painting large outdoor and indoor areas,etc. Checking everything to be functioning properly in the facility.As the company grew larger and started getting more contracts with more schools I was given the chance to go from regular maintenance worker to becoming a manager. This position required more responsibility and me handling a school on my own and being the leader of a crew of 20 men.I'd have to plan the scope of work ,deal with the inventory of materials, handle expenses, and make sure everything was being done correctly since was being supervised by a schoolboard inspector. This opportunity and trust given to me at the time by the owner of company led me to believe that hard work pays off and when one is responsible and commited to getting things done and being as successful as one can be people around notice the excellence and effort one puts into the work. I had a great team which not only were coworkers but also friends and we all strived to always get things done the right way and on time. This job taught me the skills of guiding others ,having better communication, working as a team and many other things .
