∙ Manage daily operations of 9 residential properties, totaling 500+ units, including property management staff, leasing, rent collection, tenant relations, and eviction activities∙ Manage construction and capital improvement projects, including proposals, negotiations, and contracts∙ Minimize loss of income and vacancy rate by implementing innovative leasing strategies such as video tours, video chats, self-guided tours and by negotiating concessions and lease renewals with existing tenants∙ Conduct site inspections to ensure compliance with safety guidelines∙ Hire, train, and supervise 20+ on-site resident managers and staff members ∙ Prepare financial reports, budgets, variance reports, and identify value-added opportunities
