As a designer/architect and construction professional I will concede that AEC professionals sometimes fail to realize the Lifecycle Costs of a building’s life span. We also participate in the “record and as-built” documentation process with the intent that these documents will be used for O&M for a facility. However those drawings, specifications and data are not integrated or compatible with an IWMS or CMNS. Building Information “Management” can change that. Moving data and modeling information along during design and construction more freely from phase to phase would lead to the natural progression of directly integrating that data into the O&M solution. From there, BIM/VDC truly becomes a game changer and part of a Lifecycle Management System. Working with owner/clients we plan a seamless integration between BIM/VDC and O&M solutions. Early planning and commitment with BIM/VDC for FM and Operational workflows is required so all parties know what to expect and deliver during the process related to BIM, VR, Assets and other components. We are working to utilize and bridge the information gap for owners/operators and the AEC team. BIM is just a container for the data; what matters is how that data is exchanged and the process in which it’s exchanged. The goal is to fully integrate the technology and workflow for all participating members so the data exchange is fluent and natural. That process will lead to a fully integrated BIM/FM system at the end of construction and beyond. Ensuring a user-friendly and visual tool to truly manage the O&M of the building the first year and for its Lifecycle.VDC processes are also centered at the evolution of medical equipment planning which has coincided with the desire of healthcare institutions to provide great patient care while also aligning with the client’s strategic vision for first day operations. BIM/VDC is key to medical planning and successful project outcomes and are fully integrated with the owner and design teams to meet the project's vision. This integrated process ensures the future proofing of the facility as well as to mitigate risk and ensure that capital expenditures are handled wisely.Active member in the Charlotte Revit Users group, AIA CLT TAP Committee, American Institute of Architects, National Institute of Building Science & BIMForum.
