• Retail asset management of three major rail stations in the UK; a turnover rent portfolio with a £25M rent roll.• Acting as lead client on construction and maintenance projects varying from £20k to £13M CapEx.• Carrying out financial performance planning of a £25M portfolio, including the profit and loss sheet, business plan, and forecasting income.• Managing the timely completion of all professional work such as rent reviews, lease renewals and licences to achieve the best value from the portfolio.• Identifying and implementing asset initiatives to maximise value from the portfolio.• Serving redevelopment break notices and obtaining vacant possession for redevelopment schemes.• Dealing with lease interpretation and asset management issues such as break clauses, alienation, insolvency, and credit control, including specialised train operator leases.• Managing stakeholder relationships with varying political and professional interests. • Working with the lettings team to determine the lettings and tenant mix strategy for 3 stations – some with significant voids, others with huge demand.• Appointing and managing external consultants for lettings, right to light and land sale negotiations.• Line management of a Portfolio Surveyor and active involvement in the training of graduate surveyors.

My responsibilities were varied across all aspects of Commercial Property Surveying including landlord and tenant, property management and lettings strategy, whilst the role also gave me valuable experience of both the English and Scots law relating to commercial property.
