Relevant transaction experience includes:- Underwrote, completed due diligence on, and closed over $1 billion of acquisitions of life science and office assets across three states- Negotiated the formation of and managed the relationship of a joint venture that expanded HCP's life science platform to the East Coast of the United States into Boston and North Carolina; transactions included value-add acquisitions, adaptive re-use and financing redevelopments via federal New Market Tax Credits program- Led the negotiation of over 100k square feet of leases accounting for over $2 million in annual rental income for HCP- Created pro forma development models for HCP's land holdings, working with HCP's team and external service providers to create a template used for annual analysis of development program - Maintain relationships with investment sales and leasing representatives in various markets including San Francisco, San Diego, Boston/Cambridge and Salt Lake City

Relevant transaction experience includes:- Led analysis of and maintained corporate accretion/dilution model for HCP's $5.3 billion acquisition of CNL Retirement Properties, Inc. - Underwrote and closed over $40 million of triple net senior housing acquisitions across three transactions in four states- Negotiated economic restructure of master lease of pool of senior housing assets as part of a transition to a new operator, creating a triple net lease with a strong credit tenant and generating above average growth for HCP - Jointly developed a program for investing in publicly-traded securities of other healthcare and real estate companies, resulting in $20 million of investments and a realized gain of $1.5 million in the first year- Developed complex financial model for a new $1.1 billion joint venture of senior housing assets with a global institutional investor, creating $3 million in annual fees to HCP to enhance ROI
