The primary functions of this role included:• Provided analysis and review of $1.8bn Office portfolio on behalf of active investor group [alternate divestment strategy, unsuccessful takeover];• Lead acquisition processes including; liaising with agent networks to identify potential targets [both on and off market], asset underwriting analysis, negotiation of terms and the planning/execution of due diligence programs;• Initiated and assisted in the development of team investment strategies including market/sector analysis, review of capital markets and surveys of alternate products;• Developed investment marketing materials including short form investment snapshots and investment memorandums;• Contributed to and participated in the creation and delivery of various asset focused and product specific investor packages; • Developed and maintained financial models used in the analysis of direct real estate.

I led the client facing, Real Estate consulting team, working with a large sovereign wealth fund in the Middle East. The project involved the delivery of a significant 'front to back' real estate risk management and reporting solution.

Working directly with the CIO across the business, with the primary focus being a large €1.5bn EUR Italian, multi sector real estate exposure. The primary functions of this role included:• Acquisition and disposal analysis across a varied portfolio of multi sector assets. This analysis included fundamental asset, portfolio and market reviews and provided the basis for management investment decisions;• Assisted in internal debt ‘work out’ analysis for both, a multi sector Italian portfolio (in conjunction with internal and external advisers) and a UK based en-globo land fund. This included review of multiple strategies including preferential return scenarios, interest holidays + punitive interest periods, interest capitalization etc alongside projected sales metrics analysis etc.• Portfolio risk review including individual asset performance, reviews of lease expiry risk, tenant risk, underwrite reviews and short/medium term capex requirements (asset positioning). This was in conjunction with a more top down sector based risk review including, market trends, space trends, economic indicators and supply/demand;• Generated and reviewed development scenario analysis for multiple assets;• Management of a very large (300+ assets / €1.5bil portfolio) valuation program. Including interaction with external valuers, internal asset managers and critique of draft valuations (inc methodology and outputs);• Presentation at, and preparation of materials for investor road-shows and client reviews; • Provided investment management functions for various funds across the business including the Italian, Indian and local UK based teams;

As the Senior Analyst within the unlisted funds department I worked on two direct mandates with an approximate value of $2.5+ billion AUD. The primary functions of this role included;• Analysis and review of potential acquisitions/disposals including property fundamentals and fund implications (risk mitigation etc). This included both property specific ‘Cougar’ forecasts and Excel based Fund forecasts, with outputs being provided to the investment committee to support decision making(fund acquired approx 14 properties, with an approximate value of $600m AU); • Provided review of asset strategy initiatives instigated by the asset management team, including re-lease analysis, potential refurbishment project reviews etc;• Review of external valuations in conjunction with fund managers, including market based inputs, methodology and asset related data; • Provided review of potential local and international product offerings including unlisted property funds and syndications, with a view to creating new product aimed at key target investor segments; • Created input and assisted in the completion of annual fund strategy papers (return profiles, asset updates and short term strategies) & regular fund management reviews;• Assisted fund managers in the draft and delivery of the quarterly reporting to clients and external marketing publications;

Working alongside the director of valuations for the North Sydney office, I undertook analysis across the spectrum of commercial real estate including; Office, Industrial, Retail, Residential Development, En-Globo land subdivision and Aged Care. • Conducted valuations of various commercial assets ranging in value from $5million AU to $100+million AU, across the Commercial, Industrial and Residential sectors; (valuation methodologies including hypothetical valuation, capitalization, discounted cashflow and direct comparison);• In-depth analyses of market transactional data including comparative DCF & capitalization analysis. These comparable market transaction analyses formed the basis for market based valuation comparison used within the commercial valuation reporting;
