With nearly 15 years of experience in the Commercial Real Estate (CRE) industry, I’ve been fortunate enough to work at a great company affording me diverse opportunities in CRE over the years. I have a strong background in CRE credit, loan workouts (Special Assets), CMBS, and legal documentation review, as well as a particular expertise in low-income housing tax credit (LIHTC) syndication, due diligence, and asset management. In my most recent role as a Senior Asset Manager at PNC Real Estate, I performed due diligence for new investment opportunities eligible for LIHTC syndication that had either LIHTC, historic, or state tax credits as a source for development of the project, in addition to any debt, whether financed in-house, with Fannie Mae or Freddie Mac, or any other external temporary or permanent financing products. I analyzed the financial feasibility, market viability, and risk factors (and means to mitigate) of each deal, and prepared and presented investment packages to senior management and investors. An integral part of success required maintaining strong relationships with developers, sponsors, lenders, internal and external counsel and other stakeholders (ie equity provider(s)) throughout the deal process. However, the majority of my experience has been in workout/ Special Assets. In this role, I leveraged my commercial credit, due diligence, and tax credit skills, as well as my knowledge of the affordable housing and finance sector with good communication and problem solving skills, which is really where my passion is. In November of 2024, I began working for The Community Foundation of Louisville as an analyst dedicated to The Impact Louisville Fund or Impact Louisville. In my latest role, I am leveraging my past experiences to the unique challenges that maximizing the value of catalytic capital comprises as fiduciary for donors.
